there is  a reason this paper trades as such a low value.at least when you invest say with a HML right there in Denver your assets your loaning against are rock solid.. not some defunct little house in some little OHIO town that died 30 years ago and is never coming back.. 

I believe there are license allotments in many towns near and around Denver so you want to make sure there is a license available for the basement unit before you factor this into your cashflow plan.

Unfortunately, Texas has a law prohibiting HELOCs on rental properties and I believe they also have a 70-75% max total loans allowed on the property which cuts into the equity I've built and would only allow for me to access 30K which would make it less appealing to go through the process for only 30K.

The property is off a "main road" that goes through town and it is not a city owned street. 

I'm now considering building given the high prices + capex that will likely be required for a property already built.

There certain areas in town that you can have that return but you have to buy really deep and not been afraid of rehabs

Newly built homes start in the $270s in suburban communities, like Los Lunas and Belen, or low $300s in class A neighborhoods in Rio Rancho and NW Albuquerque.

Should a sewer line scope be done on all properties or those that were built before a certain year?

About 6ac of grass with scattered trees, a pretty wetland area, and decently close to larger towns and recreation areas (Ocala National Forest, Mt.
