We've known them for years, so are not to suspicious of this happening.  

Given that the Seller is being difficult (not only on this item) I'm a bit suspicious there might be something going on that I don't know about.

This may actually work in your favor but I would hurry up and act, the longer you wait the more suspicious I would find it.  

It's why landlords get angry and suspicious when someone suddenly buys a new HDTV or something while saying they can't make the rent.

This is new to me, and it occurred to me, reading online, that recipient might be wary or suspicious to sign for certified mail, so I was wondering is that better sent first or as a second attempt if no response from recipient?

I am not only suspicious... i am nearly certain that in 15 years it would easily be worth double the value the way things have gone in those areas.

If a product in the area is offered at 4% or higher, there is something suspicious and likely false about it.

Don't use a VA since had so many problems getting into documents and social media stuff (my account got disabled since she was helping w/ posts but it looked like suspicious activity...)  -- but a good VA - or anyone that can take the low level tasks off your plate is a HUGE advantage if you want to grow and use your time strategically.
