I live In silicone valley Bay Area Most of cities you mentioned above are 30min drive from me price is much higher … property tax much higher I don’t have budget for now invest there ..

You're right though, cash flow might seem optomistic , but I'm taking into account the the high rents in Silicon Valley.

I know dozens of investors from your area (silicon Valley) that have been buying properties in the Cleveland markets for many years all 100% hands off.

I house hacked in the Bay Area, which gave me the ability to accept a high paying job in the Silicon Valley while also living for "free".

It's quite the innovation hub of stupidity; a veritable Silicon Valley of stupidity.
