Make sure you use a state-specific lease so that you are incorporating any specific regulations and disclosures relevant to the state you're doing business in.

There are regulations you’ll need to follow, but you also have more flexibility than with multi-unit properties.

I expect that will be many STR hosts' response and it's one of the reasons the regulations are going to come back to bite CO and other states pushing for tighter restrictions on STRs.
