We had to fix most of the walls, refinished cabinets, installed granite, new light fixtures, and new flooring throughout as well as painted the entire interior.

I did about 12k worth of rehab including a new kitchen, bath and refinished hardwood floors.

Go with refinished cabinet fronts instead of new cabinets.

That works great for a lot of things...AC registers, light switches and outlet covers, towel bars, shower curtain rods, soap dishes, exhaust hoods above the range, the range itself, fridges, windows..heck I even refinish showers and bath tubs with appliance epoxy spray paint...love it...

In my current BRRRR ($1200 rent) I'm doing laminate counters, basic white appliances, refinishing instead of replacing the tub, LVP floors, paint.

Newly refinished original hardwoods throughout home, new tile in kitchen and bathrooms, new roof and new water heater. 

While looking at one of David Greene's rehab projects in the same city (http://greeneincome.com/index.php/2016/12/01/alexon/), David paid $6.5K to have the property repainted, kitchen floor replaced, cabinets repainted, new doors installed, plumbing repaired, electrical upgraded, garage repaired, bathrooms refinished, new appliances and fridge installed, and some repairs made to a handrail.

But let's say you need flooring ripped up and replaced, cabinets and countertops refinished, new paint throughout, new paint on exterior, new doors and windows, and tile; do many of you go about hiring painter, window/door install, floor install, etc. individually?

If so those will be sanded/refinished.
