A well written management contract should clearly spell out what is expected of both the PMC and the owner, to PROTECT both and avoid misunderstandings.

Being that I have my own property and feel I have a lot of basic knowledge on Real Estate I wanted to make sure she is protected when she sells the property. 

An LLC is great for liability protection, as it shields your personal assets if something goes wrong with the property.

I do what I promise to do as a landlord if not more and I understand how to protect my interests if things go sideways.
