Wishing for a misunderstanding instead of much worse.

I think CabinsUSA has a "no cancellation" policy, and makes "trip insurance" mandatory, so we should get paid out for the bookings we have so far, unless something crazy happens (or I am misunderstanding something). 

My inclination is to email the individual and tell them that there's been an apparent misunderstanding and suggest that they rent somewhere else. 

It's finding a portfolio lender that will do that refi for me that may be a trick... or maybe I'm misunderstanding.

To be clear on a common misunderstanding is that hard money lenders are ‘loan shark’ kind of lenders while this is more of a commonly used source of capital funding in fix and flips than not.
