You need sytems to capture leads and follow up and you need a professional presence across all mediums as people will look you up to verify credibility.  

While I've done light to medium rehabs on my long term rentals, this is a pretty heavy rehab for a BRRRR project.

I hate paying interest, especially when there are ways to avoid it.Bring in a money partner at 0% interest who is interested in a medium term deal and split the profits 50/50.  

They categorized the jobs as cosmetic, light, medium, and full rehab jobs.

If short-term rentals are frowned upon by your city but it's near a hospital or school, you could turn them into medium-term rentals (i.e. longer than 30 days but less than 3-6 months) for travel nurses, visiting professors, etc.
