On the flip side, if you've got a bunch of Section 8 tenants living in a building that's in a neighborhood where a lot of the tenant base has good jobs, high credit scores, and are generally reliable people, you've got the most risky tenants in that tenant base and that ain't what ya want.

@Andrew Steffens Yes, low data definitely makes it riskier.

I’ve read quite a few posts about foreign investor financing but most seem to deal with non-citizen investors without US credit or personal tax filings.

It makes less and less sense in a market with low inventory and high interest rates.

I checked the city's website and the plots fall into their "Low Density Neighborhood" district.

I'm just buying my time and making some connections while I build my credit history again - worst part about moving country haha!

Sellers generally recognize that some assets are likely mispriced, whether too high or too low, because the sellers knows less than local investors and are likely relying in large part on BPOs.
