If you as an RE agent working a serious buyer/seller that you are sure has the ability to close, then sure, focus on the job at hand, striking while the iron is hot, get’r done, (insert euphemism here).

It would be nice for you to tell them that you're starting out and won't purchase until (insert time frame) so that they know you're working on connections and market knowledge.

You can't get an exact number so accept that, however learn the costs for common things, flooring, paint, cabinets, countertops, bathroom vanities, tub/ shower inserts, a new HVAC or new roof depending on your area, siding repairs or replacement if that is relevant in your area.

Only get one with the insert bit holder like the Wave below, and get the insert bit set of various straight, Phillips, Robertson, Torx and Allen.
