Get an extra job, live in the cheapest possible accommodations, put your head down until you have 3-5% to put down (plus some reserves) on a house hack.

I actually work for a mortgage company and am a loan officer myself but as I just started i'm trying to wrap my head around all the programs and markets.My broker doesn't focus on investors so it might be wise to find someone who does and learn from them. 

If you want to make it easier to do in your head, this same calculation is basically sf * 2.2.Area * 3.5 / 48 * 30$ = Area * 2.2Same math, but much easier to simply double sq ft and add 10% in your head for cost.

It's like the head gasket on a car engine, the part is cheap, but the labor to disassemble everything and re-assemble is intensive.
