Based on that, decide which way to go.To get you started, some of the pros of SFR's:  the tenant is paying all utilities and responsible for routine maintenance, like cutting grass and shoveling snow; broader market for your exit - SFR's can be sold to other investors or owner occupants; additional exit strategies, for example, lease option.

In a couple of years, the only evidence that anything existed here will be that the grass over this spot with dry up faster in the summer during a dry spell.I think you could get any of the three options for under $2,000.

If you didn't allow, I would charge for replacing the grass in that area and for the removal of the trampoline too.A god idea to check with your states landlord tenant laws prior to charging anything, as well as your laws that pertain to the time frame in which you must send the claim.
