@Jeff Fruhwirth I may have missed this part in the story but did you have this apartment inspected before purchasing or did you forgo that part?

It costs nothing but you eventually get a feel for going prices and learn to recognize a good deal!

So option 1 is buy a rough property and rehab it yourself, building equity through the rehab, and option 2 is buy from a turnkey provider, let them do the work and forgo the upfront equity.
