We were wanting to do everything in a company name from Step 1, but with no income and no property already in the fold, we know it'll be a hard-bet to get approved for financing as a company which is why we were focused on all-cash offers initially.

Without this, establishing that you are allowed to take the interest deduction can be problematic as the ability to take interest is established two fold - 1) the interest is actually paid by you.  2) you were obligated to pay the interest.

Yea that is where I am currently in my business, I have been cold calling, had one deal go to the closing table but buyer ended up folding unfortunately.
