@Trevor Riley- how about puuling some cash out of the property while you still live in it ...use this cash as the seed for a new purchase and turn the present home into a rental .....make sure that the new loan amount / payment can be covered by the possible rent you could receive renting it ...if you want to keep things simplified - I would vote for selling / keeping some of the proceeds for rental down payment and using the other potion for a down payment on new primary home

A conversation in January with a coworker (and BP fan) opened our eyes and here we are - we just closed on a cash-out refi of our primary residence (in Missouri) today @ 2.875% and we're going to use that as seed money for somewhat of a cottage (2B/1b SFH) built in the 1940s in southwestern MA.

As a CRE broker, I tell all my mentees that it's not about selling a deal today but planting the seeds with an owner that you are the one they should call if they ever decide to sell.I don't focus on multifamily but the way I prospect is by pulling all the properties I want to call the owners on from CoStar and then I send them a flyer or an email (if I can locate their email) and then cold call them a week later to discuss.

My partners on the flips have suggested that besides the written recorded agreement that stays with the property for eternity, we also set up an escrow account where we will add $5000 seed money so the buyers have that money to cover any expenses and repairs that could come up down the road.

Don't say anything about the new amount, but its good to plant that seed in their head that they can expect an increase.
