As Andrew S said they add conditional clauses to sales of their units that keep their fingers in the pie, and in one of the locations the own just over 50% of the units on property so they control the HOA as well.

I had to comb through a lot and cross my fingers and pass up on some deals, but they are there.

Some real estate agents and brokers like to tell everyone about a wholesaler that is doing deals that is not licensed, but the broker or agent doesn't like to put their real name on the line as the one that finger the wholesaler because they could get sued, and that would be bad for business.Joe Gore
