Keep everything accessible online (cloud storage, google docs, email account, tablet always on you, whatever..), write down things as soon as your think of it (I use OneNote on my microsoft phone, or there are plent of free apps..), and set calendar reminders as soon as the thought is in your mind.These processes have saved me in both my 9-5 and my real estate investments!

They also seem fat enough that you that you should be able to cash flow even with a pricey 30% 2nd on it.

I'll probably also turn another part of the basement into storage for the other units.

That will make a difference in how fat it might be.

Main level - enclosed porch, living room, dining room, bathroom, and kitchen2nd level - 3 bedrooms, bathroom,Attic - sitting area, un-permitted kitchen, 2 bedrooms, office, and un-permitted bathroom. and lots of storage (I will take out the kitchen and bathroom and cap everything so it is compliant)basement - new gas boiler, and water heater, unfinished but +9' ceiling height.

Sometimes they are talking about rehabs, sometimes about apartments and sometimes about storage lockers.

Listen to Scott: let them look and they'll find they've already got an established area and taking the rental increase is worth not moving, renting storage, and spending resources searching for another location.
