REITS can be more highly volatile where they have super strong years and really negative years for returns.An UPREIT is another tool in the toolbelt of investing.

A few of the sellers I've spoken with  and who previously offered the broker fee as a marketing tool are getting frustrated with this type of behavior and want to shift away from offering a co-op and instead make it a negotiable concession when genuine effort is made on the part of the buyer agent.

What wouldn't be better than a Roth which is tax free, has no maintenance issues, and is "instantly" transferred to your heirs upon your death (any account names beneficiaries and is transferred on death).As always, it comes down to what one is comfortable investing in, or having somebody else invest / manage for you, and what can you effectively make money.

Land trusts can be an ideal choice in Florida, especially when working to shield properties and address Due on Sale (DOS) clause concerns effectively.

@Daniel Zubrik -- we just got approved for Experian, which is effectively the same as TLO.

I too am active duty and have utilized my VA several times to expand my portfolio as it is a great tool to use if you’re willing to live in the property for the required 12 months.

I really do not see tax policy effecting the market very much.Just my 2 cents, thoughts?
