Investors need to be aware of four areas, real estate, real estate financing, accounting and taxation to be compliant.

Are you selling with or without recourse or with limited recourse (LR) if you sell with LR you can make representations as to collateral valuations, past servicing being in compliance, the UBP, the origination being compliant, required notices being made and that will more buyers at ease.

The first step is to go into the office of the construction official, and see what if anything has been permited, inspected, and what special requirements they might impose for getting the work done.There is a good chance as @Ron Drake stated that the work done is not compliant, failed inspection, or is somehow defective.

As a Realtor®,  you can use bandit signs.. however, you must also keep compliant with local sign ordinances and the Realtor® Code of Ethics.

I don't operate residential rental property in Illinois, so I don't know about your laws, but it could be seen as discriminatory based on source of income.It is important to set your Rental Criteria in advance of advertising and to make sure it is compliant with non-discrimination laws and the Fair Housing Act.
