You follow the sheepsass in front of you doing the exact same thing as they do, or you ask them for advise and willing to FRIGGIN BLINDLY accept said advise COMPLETELY ignoring logic.For Pete's sake people. seriously.What do you want your seller to think?

I'd recommend periodically visually inspecting the water drainage flow every so often and advising future tennants that the a/c drains there, therefore please make sure that that sink drains very well at all times and notify you asap if it does not.  

Is there an architect who can assist with this project or please advise me what I need to do to get my project move forward?

Most experienced investors, myself included, would advise that you first test out your market and explore investment options there.

I think one of the biggest pitfalls a lot of people get into is not doing effective market research, I advise people to use a very systematized process based on real market data before they ever decide on a property.

Hi Rachel, There is no requirement to use a real estate agent or attorney when selling a home although it is highly advised. 

We will advise the tenant that in the coming month we need rent paid on time and within the month we need 1/2 of the back rent paid as well.  

With no bearing on local laws it's a little hard to advise in this scenario but someone local should have an answer or workaround for you!

In my situation there is one more layer though and hope your experts can advise.
