@Monique Samuel If you don't own a primary residence, I recommend using a 3-5% down conventional/3.5% FHA loan to get started (if that works) since they're meant for investors starting out such as yourselfFor other options, you're looking at:- 10% down on second/vacation home- 20-25% down on 1-4 unit investment property- >25-30% on 4+ unit or commercial propertyPlus the terms on first-time homebuyer mortgage are much more favorable than any of the other options mentioned
