Depending on the jurisdiction, surplus funds from an second mtg auction, assuming no other junior liens, either goes to the previous owner OR to pay off the 1st mtg......these procedures are state specific and may depend on judicial verses non judicial foreclosures.

Banks don’t assign an agent, the owner picks one.....typically the lender doesn’t even know the property is for sale.A short sale has many factors.....other than the obvious required qualification of the borrower, and an acceptable price to the lender, you have to know about, and allow for, 2nd mtgs and junior liens.A short sale purchase agreement is Not assignable and if a FNMA Loan, you can’t double close.

A former co-worker of mine (Navy junior offficer) recommended the site so after checking it out I joined it and have been searching topics now for a couple of weeks.I'm hoping to find people in my area, Palm Harbor down to Sarasota Florida, that are also doing real estate investing as there is so much to learn.
