In the near future, I will begin rehabbing, lease options, and a couple of other strategies that I have not implemented just yet. 

Believe it or not, most people thinking about getting into this business stop at this point so you are ahead of the curve already.The best way to do this is to implement a direct mail campagin where you are sending offers to property owners that you have identified as good candidaties to sell.I've been doing this since the '90s and here's some tips:1) Find a market where the homes / land are relatively consistent (same age and or square footage).  

I worked 10 years for the consulting arm of a big 4 accounting firm, helping Global Investment Banks, Insurance Firms, Multinational Asset Managers, and Hedge Funds improve their back office operations, specializing in implementing investment performance measurement systems.

But I believe, with the right approach, the right strategy and appropriate implementation and follow through one can make it worthwhile. 

If their hand is forced to sell, they'll be a$$ backwards like our U.S. neighbors were.The media has turned every happy renter into a buy now or never person and they drive up lower end condo pricing, which we saw after the foreign buyer tax was implemented and the home partnership program was started (although most don't use, it drove up demand and interest).

Chris Dodd and Barney Frank - retired senators from CT and MA I think who sponsored a bill after the financial crash in 2008 which implements a number of regulations that impact lenders.  

I've heard the term in the context of licensed lenders, and have heard similar terms used for rules implemented for licensed real estate brokers, but I've never seen anything that deals with unlicensed buyers or sellers.I have to imagine that thousands (tens of thousands?)

Also as you are obtaining all this new info, try to implement right away.
