I would buy a picnic table and a $50 grill and reward the tenants with a new area in the back of the building for cookouts- eliminating parking.

If it’s allowed, or you wanna call it a BBQ, using a fire pit to burn all the tiny stuff will save a bunch of cramming branches in to garbage cans or on to a trailer to the dump.

It can be mattress mayhem, but sometimes it is just the working class, joe six pack crowd that may not fit the high end apt demographic; they may be the change your own oil(or transmission) in the parking lot crowd, or  need a backyard for dog or pit bbq..etc...

I was thinking of putting in a picnic area with park grills, and a fire pit, and a covered picnic table area, maybe a few gazebos that overlook the spring on the property, I noticed that some tenants have kids, maybe a little play ground.
