Then maybe look outside of your area because coal's biggest issue is natural gas and secondarily automation.

Most of the stuff that happens in title is formulaic and can be automated, but sometimes it's more complicated and takes a real human to sort through. 

So inspection dates, passed/failed permits, names of inspectors, etc. etc. things don't get recorded on the phone even when the automated messages say they are.

I would contact a specialist and have them check it out, maybe you can easily add water lines to automate it. 

But even that site has caveats, is clearly sampling only SFRs (not reasonable in high density metro areas) and assumes a $1,000 rent which not even a national average nor applicable in many cities.If only this kind of analysis could be automated and kept up to date and be more inclusive.
