The only thing I know, is that through some real estate training I went through, the creator of that system said he pays $5 per lead to bird dogs which includes: -Property Address -General assessment of the property condition -At least 6 pictures of the exterior He also said if the bird dog also includes the name of the owner, their address, and phone number(via a property records search through the county) that he pays them $10 per lead.

I wanted to wholesale it but there is not much room in the deal...I was thinking about bird dogging this to another investor, but I want to have something to present. would a lender let me borrow the money for the back payments only if I were to do a "subject to"?

This is less profit then I would prefer on a wholesale but a bird in the hand...I am going to meet with my real estate attorney this afternoon and talk about the best way to draw up the sub2 and assignment agreements for this deal.Thanks again all for your insight!
