I'm talking about bringing it up to the standards of a Class C rental that section 8 would pass as a rental for its voucher holders.

Tim Bratz needs to be more honorable and file a Reg D 506 C to be able to pitch publicly and truly qualify the investors as accredited before he gets audited and suspended or jailed by the SEC. 

All of the inventory I have seen that these TK companies have is in C- or worse areas!

I have heard people on these forums talk about using the Nest thermostat to set a maximum low + high temperature, to keep guests from blasting the a/c or accidentally bumping the heat up to 98. 

I actually am only looking at resales that are currently managed by MSHB b/c I have not found another PM company that comes close to meeting MSHB.I've had one tenant for 12 years, I feel like at MSHB they different areas (maintenance, current leasing, tenant retentation, etc) really talk.I'm currently dealing with a nightmare with another PM company.

If you had 10 B/C class rental units, you might have this type of issue going on at 1 of them at any given point in time.

I would focus on C and C+ areas in Dayton and buy something turnkey when starting out.
