At 8.5% I drop my monthly to a $215 mortgage payment but I pick up the $61 a month tax bill and another $40 a month for insurance, so it's a wash as a self-liquidating asset with maybe $100/month positive cash flow.Best case scenario is I get $5K for about 2 hours worth of real work.So-So scenario is that I get $14K in a year after some work screening and placing a solid lease-option tenant/buyer.

My husband says that it is not possible to add a dishwasher if we don't move the washing machine (which will require jack-hammering up the cement floor and moving plumbing and all that -- we have a plumber friend who will help, but the cost and time involved will still be great) It might be worth mentioning that the college has said it was considering housing adjunct professors or married students there.QUESTIONS:Will the college expect to have dishwashers?

He has an interesting power washing niche he got into & we never turned him down on any future loans.As far as buying high we have watched a lot of tax lien properties go for way beyond value just because the buyer wants to live in it or thinks they got a deal.

The $3,000 will allow me to make improvements to the units that will, in the long, run make the property more profitable and valuable.There is no budget for improvements...There are a few things I am going to do myself that will clean up the property exponentially (cut the trees/bushes and pressure wash the property).
