Not unusual for your "HELOC-calculated" DTI to be 70% while your "Fannie-calculated" (with no overlays) DTI to be 20%.

@Jason James: as has been said, this isn’t unusual in a hot market.

This is not unusual with poor drainage and grading.

After dodging the question repeatedly he finally flat out told me it was impossible and highly unusual for a client to even ask that.

I was surprised that we had no trouble selling the property under those unusual circumstances. 

It's not unusual, particularly if they're told they will be released soon.You can sign a contract electronically, by fax, in counterpart, etc while you are on vacation as long as it's included in the contract that signatures in that format are acceptable.You're trying to sell a co-op in a market that favors buyers, in what is historically one of the slowest times of the year, to a "rock solid" buyer that your broker procured.
