Hi fellow BP fans,Considering mid-term rentals (MTR) for my single-family home (near two hospitals, targeting traveling nurses/doctors).

@Josh SmithWhy not just ask for $4200 from the first party and narrow the gap between the two and rent to party #1. 

Ideally, we'd like to acquire one or two duplexes that meet the 1% rule and provide us with $1,000–$2,000 USD per month after property management fees and other expenses.

I don’t like my tenants getting the idea that they will be charged anytime they report something wrong.That’s just my two cents without knowing the entire background on your relationship with the tenant.

We now have two homes and are looking into our third.

Hey folks,Posting here because I couldn’t find a recent (past two year) answer about using Fannie Mae / FHA 203k etc loans for a house hack in DFW.

Keep the wood (or sheetrock if you choose) an inch or two off the floor to not wick water.

If we’re able to squeeze a brew or two in, that’s even better.

This is going to do two things to help you in the future to free up your VA entitlement so you can buy another home 100%.
