**Lease and HAP Contract**: Once the property passes inspection, you can sign the lease with your tenant, and HUD will set up a Housing Assistance Payment (HAP) contract with you to begin rent payments.

I am glad to hear others are doing well with Sec 8 but in my area it's a fast track to ruin.

Featured Agent seems to go against that positive track record.  

Any investor with this track record should have access to debt at 10% interest with 1-2 points, or potentially even less for someone their size. 

Make this your measurable goal that you track with your daily activity each day .. aka Key Performance indicators or KPIs.
