@Shaun Grindle nice work on finding a potential deal.I always ask for rent roll, delinquency report (very important right now), profit and loss statements, what utilities are reimbursed if any, if there any down units and why are they down, then ask for last renovation of the units, condition of roof, hvac and any plumbing, electrical or structural issues.

@Shaun Reilly and I had a little friendly back and forth on it, so it looks like each investor has to do what they're comfortable with, but just remember, whatever you legally advertise you must stick with.So if you say "Tenant must make 3X the rent in gross pay," you can't turn around later and qualify them on net.

@Shaun Lapsley in correct you can have someone form overseas wire you funds at any time I do it fairly regularly.. they will want to use forex so they don't get hammered on exchange rates.
