Some updates:new fence April 2018, new sump pump August 2018, new chimney liner (for boiler) october 2017, new boiler January 2010, new refrigerator November 2017, new deck and house painted May 2014, new windows throughout July 2007 new fridge December 2009 (Sears and I have the lifetime warranties, which are transferable,) new deck and exterior house painted in 2014, new 100 amp electric panel 2005.House was previously lived in by my client, who then rented it and bought a new house.

The refrigerator appears to be fully operational.The dishwasher appears to be fully operational Stove hood light is not working.

I got 2 matching Whirlpool refrigerators and stoves for like 700 bucks a few weeks ago.

Furnished: SFH is completely unfurnished except for refrigerator, stove/range, microwave and dishwasher.

This one ends with a result that at least shows some adequate customer support.We purchased a refrigerator from Lowes for one of our units. 

On top of that the bedroom has a small private bathroom (shower, toilet, sink, excellent cabinet with a mirror), with a slide door separating it from the room.Finally the bedroom has a built in kitchen, including a stove, a fan, microwave, refrigerator, freezer and cabinets and drawers with plenty of space to prepare food.The room still has space for a large TV and a coach or a desk or a table or whatever the tenant desires to place there.

Depending on the comps in that particular market, I doubt you will get your $$ back but you might since it will have a better first impression appeal and possibly sell quicker....Most houses in my area sell with the dishwasher and stove but often do not have a refrigerator in them at sale

Make sure you add coverage for old ACs if the inspector notes they use the R-22 refrigerant (the company I like calls this "AC Incompatibility" coverage")
