Since I am new I do not have a large pot of cash to use, so I am limited by partners and hard money terms.I am aware that if you can find a deal the cash partners will come, but how do you get a list of cash partners to reach out to when the deal is hot on the table and there really is not time to go solicit partnership before the deal is gone?

Every month or two they tell me to come over with a pot. 

Don't trust a tenant growing a pot farm in their backyard (lol!)

We currently have approximately $25K to invest in a property and are saving around $3,000 a month to increase this pot.

You should verify you have egress anyway for safety purposes in case an upstairs tenant starts a fire with a candle or pot left on the kitchen stove.

As mentioned I was looking more to see what is out there as opposed to going into acquisition mode.Still being "green" not sure when to be paranoid and when I'm actually seeing pot of gold at the end of the rainbow.

There are the basics: Kitchen- granite, stainless appliances, high end pots/pans, premium range.

- so that pot might slow down but eventually grow isn't it and company matches 5% which is free money. and also to save on taxes there are ways to withdraw only limited amounts from your 401k just to be under the radar as you will be supplemented by social security benefits too)and on #4 - the way I was looking at is - ex: I had put in for example 100k in my stock portfolio and that now becomes 180k (8 yrs time) and I keep re-investing in S&P 500 or any good yielding ETF or stocks as you said providing good dividends - I am considering that as one of the pots of income) - combining all pots should provide you enough to sustain the same lifestyle)what do you think ?

I'm always looking to build a bench of PMs for contingency purposes.Also, @Aaron Signer, great name :)
