For the tax year of 2021 I was advised to only take the full 15 year bucket as that brought my income down very low and that I could take the either one or both of the 7 year & 5 year buckets in the following year 2022 as 100% bonus depreciation.

If the goal is long term wealth, I would advise taking advantage of house hacking and building up until you max out your loans.

I also advise they will be responsible for broken shades.

If you were to go the turnkey route I'd advise going with a company that handles the entire process from start to finish.

This is why lenders and RE agents should onnly advise on what they specialize in - many agents don't fully understand the financing programs that are available.

Agreed mate,43606 is mostly rough and 43610 and 43620 is hit/miss.Put In Bay has a total of 7 houses hahaBowling Green quite expensive and only 1 target tenant and they are students...Online stats/demographics are one thing, real life and on-ground experience is another.As an investor you are limited if your decisions are based on solely online research.Had an investor that bought 6 properties from us ages ago and was using some weird online algorithm and plugging every deal I sent him through RentFax (I easily send 30 or so deals for consideration).I advised against this strategy but it is what it is.Didn't work out for him unfortunately and he decided to sell.Maybe I should get him to post a thread and throw us under the bus.It's always our fault, right?

And even though virtually every sponsor agreement allows me to share investment information with others who might be advising me on it (especially when club members are bound by an NDA), I still ask the sponsor if I can share it, because it's a test.

I personally am located and invest in the Colorado Springs metro area and would advise that you may not find many BRRRR opportunities on-market and will have to do some work to find these deals off-market. 

And I worry about people advising beginning investors to cash out the 401ks or similar advice.
