The real value added effort in a syndication is at sale (typically 3-5 yrs hold) where the investor as a limited partner shares in the profits that can bring a 2X multiple to your investment.

These (and most commercial) loans have pre-payment penalty periods, this one is 5 yrs with a sliding scale down penalties.   

You're looking for someone 50 - 60 yrs old who isn't full of crap....

2 yrs later and I made cashflow for a year and a half, and upon the 5 month remodel I sold in the peak of selling season and profited $60,000 on top of cashflow from year one!!

Who wants to be in debt 30 yrs. 

The renters are long timers - very good pay history, have been in the houses for 4 yrs and 7 yrs. 

I can speak from experience that over the long term (10 yrs+) $110/mo of Capex is not enough.
