Apparently they have a debt collection agency and are a third party for helping homeowners rectify their mortgages that they're falling behind on.

Our friends who is an RE agent was attacked years ago, and she said her RE agency started offering training classes for agents.Its an option if you feel comfortable with it and live in a place where its legal, which you do.

If it's 'only' a debt, then try to find some proof that this is actually 8 years old and write to all 3 credit reporting agencies with that proof and ask them to delete. 

Hire a title agency for the paperwork. 

Is it realistic to think there are agencies who are willing to work with me during the late afternoons/evenings and weekends while I am still working full time teaching until the end of May?

The problem is most people here are real estate investors, have no time to chase people around, or look for services to chase people around, so often is the case, if it's unpaid rent, put it in for collections, and let collection agencies handle it.

This is nothing new regarding concept, What I think will change is if they were to become mainstream it is the current Wholesale community will suffer a little because these guys are cherry picking the better properties and leaving the riskier properties for everyone else.

My agent was adamant about showing it to me, even though it was not on my vetted list of properties (probably because it was a dual agency situation?).
