I come from Europe too, and I know it can be overwhelming when you look at the real estate market in a new country and with completely different building technics ( sticks instead of bricks), but is not as bad when you have the right team in place. 

Unless you make the theme of the house around that famous person, I dont think consumers will pay a market premium on ADR to stay. 

Chicago, with its vibrant neighborhoods and strong rental market, is a prime location for this strategy.

Given the fact that the Baby-Boomer generation is retiring and interest rates are high (making a buyer's market) I should be in a good place.

Most lenders in this market are less likely to issue a loan that you will default on.

Always good to connect with others in the space, especially in the Orlando market.
