But for all of you,  ALL of you, asking such questions, you are not ready yet... and it has nothing to do with watching more podcasts or following more smelly YouTube influencers.

The relationships that I built at that mastermind group lead to some pretty awesome deals that have made me hundreds of thousands of dollars.My newest mastermind group is with 4 other investors who are doing things at a big scale and who have followings and influence and who also coach other real estate investors.In other words, I created a couple of the mastermind groups myself and the others I joined or bought into.  

The number of units probably has less influence than the nature of those units.A 200-unit apartment complex will run very similar to a 100-unit or 300-unit apartment complex but will run very differently than 200 SF rentals or even 10 20-unit apartments.  

Shorewood marks the top end of pricing, lower east side is up there too, but very UWM influenced.

Because we have been in such a long, positive economic climate (some of which as been propagated with unusual government influence) I think the downturn will be longer than the average down turn.  

  # of beds, baths, cost/sq ft mean nothing as far as influencing your decision to buy a property.2 - Smaller homes have no impact on the value of larger ones. 

I do think it is important to understand the regional population growth as the City of Wilmington proper is largely influenced by development occurring in neighboring Brunswick and Pender Counties.
