If I wasn't doing a rehab, i would definitely get my financing up front as long as it doesn't hinder the opportunity to acquire the property.

I don’t necessarily want this process to hinder my first purchase, but at the same time a little due diligence up front to make sure I’m properly structured can certainly save a lot of headache and money down the road.

The construction portion of the loan creates a lot of red tape that can hinder your ability to get deals under contract in some cases.

The garage thing might be an appraisal issue - which could very well hinder the sale if a buyer is using a gov't backed loan.Any time I buy a deal that is half-way through a renovation I assume a couple things:1.

Or, perhaps they will sue government if foreclosed upon, because the foreclosure resulted from a government action that hindered lawful operation of the business.
