Flying to the Caribbean or Mexico for a week is now driving to the Smoky Mountains).Having said all that, going LTR during a recession or downturn is a way to hedge losses on an STR.

It's an older property that I would only consider buying (especially since it would be my first) if I knew when the roof, floring, furnace, water heater, plumbing, etc. was updated. 

I've been traveling the world for three years, so I have no home base, though I like the idea of splitting time between USA and Mexico.

Someone reached out to me today and said he has a friend who lives in Mexico, who’s planning on selling on selling a couple of his properties and wants to invest in south Florida.

I think the best option is to create a Land Trust and  establish a out of state LLC or Corporation like Delaware, Nevada, New Mexico or Wyoming LLC to put it as a trustee.
