In particular, I'm curious about what to look for as a first-time home buyer with an eye on investing (specifically if you live in California) and out-of-state investing advice including how to research and what to look for when prospecting a state/county/neighborhood you know nothing about?

Always do the math analysis on a prospective property and try to look at it of at least have a clause in the sales contract that allows you some time (about 15 days) to make a detailed inspection and possibly walk out of the deal without a penalty that will hurt you too much.The thing you also should do in the beginning is to have a Team put together that typically have an Attorney, real estate Agents, a CPA (or accountants), Inspectors, general Contractors, and Handymen.

I'm not looking for a buy and hold property at this time so I'll do more research into the tenants once I get that info from the prospective seller so I can get it the lender if the deal looks like it may work out.Thank you!
