There are a lot of great options out there; aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool, and maintenance tracking tool), some services also offer your tenants additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time).

We've decided it's time to set up some entities, and after lots of research, I believe we need to start with a WY LLC with an S-Corp designation.  And then probably 1-3 local state LLCs.
I need referrals to law firms...

Series LLC are only considered an instrument in 18 states & territories but depending on where you live & where the properties are located, you can incorporate in another state which is why Texas, Nevada & Wyoming are popular states for LLC creation for real estate investors.

In addition to the creation and renewal costs, lending become more difficult and expensive, you would probably need a lawyer to act in court to represent your entity, you need to operate the LLC properly to keep its protection veil (documentation of meeting, separation of accounting, proper way of signing documents on behalf of the LLC, etc...).At the end of the day, there is no one right answer for everyone, but only one that make sense to you.

I’d recommend a conversation with an attorney for the operating agreement and entity creation and a conversation with a CPA to talk about the tax strategy to make sure that this is set up correctly before it creates an unexpected tax bill.
