I will take that over 200.00 a month positive cash flow :)  All the while running my Capital Partner business and funding over 120 deals a year for my hand picked clients. lThat's a nice combination.

I'm still in the process of growing my portfolio, but have heard others 1031 all their smaller properties into a larger building and have a property management company manage, OR, set up a seller financing deal with another buyer that gives you the cash flow you desire. 

Also note that my company will possibly either cover closing costs if we sell or provide property management for two years if we rent.

Every company has atleast 1 person who leaves a negative review but what you fail to realize is that this is real estate.

I did not point out as well that EMD that are placed if the rescission is done per code there is NO NEED for the title companies to get signed mutual releases they are allowed to just release the funds directly to the buyer or seller per the new law..

You can put a mortgage into a "trust: without triggering a due on sale but again contacting your bank/lender is the best route to avoid any issues.Some banks/lenders or servicing companies change guidelines and even a trust may require other paperwork but the attorney usually facilitates that to be safe.  

But you knew the local landfill/trash incineration company had been given the ok to build a massive facility in 3 years.

I don’t completely understand how I could best put my money towards a rental property or fund one with the income that I am making.

I’d love to hear about the crime rates or any other issues (which we cannot guess from the online stats), and how easy or hard it is to find reliable tenants and property management companies.
