And even the half baths that I added only went in when there was clearly a space for it that made sense.While you will probably get some credit for it in both rent and ARV, if you put it in a "weird" place, like right off the living room, dining room, or kitchen, you will not get the full credit others may get when they put it on a hallway.

I think it really comes down to what you are comfortable with but I don't think background check, credit card check, etc on top of a signed lease (and even small security deposit) is unreasonable for an MTR.
