If I close and this tenant doesnt get out and I dont move in within 30 days, I'm sure the bank will call the loan or try to take some legal action because I am using an FHA loan as an owner occupant and must move in within 30 days, it could be months before this tenant gets out. 

@Chris SeveneyI know 20 hours is not much, but I am using the 5000 dials as baseline data and I feel like it's enough calls to know if I am doing something wrong which seems to be the current issue with contacts.I don't mind if it takes me 3 months or 200+ hours to get my first deal.

I am using a private lead generator but his eviction leads are bad.

And I was also amused by the bottle of Soft Scrub in the bathroom.

A couple of anecdotes for your amusement :)One local landlord told the story of the one habitually late-paying tenant; his tenant always included the late fee with his check for payment.

Also, check with your local extension office to ask about land rental rates, $2250 sounds VERY cheap to me for 90 acres, but it could be a very different market than what I am used to.

On the other hand, I have tools and am used to working on cars, so I don't care about a warranty - some people really seem to need one for peace of mind.

I'm letting my property management manage how they do, but am using trexglobal's product to track my income etc.

Personally, I find some of the financial seminars quite amusing especially when they start talking about how bad an investment real estate is.
