It might be worth picking up 5 acres zoned residential with density of at least 20 units per acres while it's still cheap if you can sit on the property for a while and look at developing it in 5-10 years.  5 million is exaggerated for columbus and inaccurate I've never heard that ever. the mid ohio regional planning commission is the one who releases these figures and the current tragectory is 3.15 million far off from 5 million. here you go:https://www.morpc.org/wordpress/wp-content/uploads/2023/02/P...as far as density goes I agree with you and affordable housing but recent affordable housing trends have density as high as 50 units an acre.
