You'll want to get prequalified and know exactly what you can afford because the market is super competitive and you'll need to be ready to make offers quickly once you find something you like.

I even had a lender tell me today that isn't true, but after more research and finding a lender who does a TON of VA loans and is super knowledgeable on the subject, I learned it is possible!

If not that, finding a local partner to work with would also be super helpful for what you are trying to do. 

For most of the numbers I am running for an SFH 230 - 300K (with less than 20 percent down), I would have to be super aggressive with negotiating with the current interest rates.

The problem is that the appraisal came back super low which would put the sellers in a position that would force them to come out of pocket (possibly not having enough cash on hand).
