I know that :)   I have great credit 740+ FICO, a few flips under my belt and this current project isn't complicated ($110k purchase price, $20k rehab for cosmetic fixes).They pulled credit before my term sheet was issued :(   90% LTV on purchase / 100% LTV on rehab  (What they sent:  65% LTV on purchase / 100% Rehab)Rates starting at 7.49% for 12 mos  (What they sent: 10.49% + 2.75% Loan Orig)We have a tight close date and I have to call the Account Executive everyday to find out what the status of the loan is, term sheet, etc..I'm not sure if I will use them for this project as I have already received 90% LTV for purchase and rehab, 9.49%, 12 mos, 1% loan orig, from another source but I wanted to try them as I heard many good things about them from other investors.

A $50K investment from a psychiatrist who has no idea what they are doing but wants the "freedom" "low risk" and "generational wealth" the GP promises comes with zero power over the syndicator in an incredible lopsided distribution of power not available from most other sources of capital. 2) Ability to Charge WAY more in fees: A naive accredited investor with little experience in private investments will fork over fees like: - 2.5% acquisition fee- High Management fees (2-5% of rents) - 2.5% disposition fee- 1-2.5% refinance fee- 20-30% carried interestThe fees that many of these social media influencers charge would get them laughed out of the room by any family office or private equity shop.

Getting into the story behind this one..This deal was sourced from a large corporate wholesaler (no names) Originally listed as 179,999 as a "wholetail" deal with an "ARV" of 250,000 I walked the house and estimated it needed little in terms of repairs, though I knew a realistic ARV was between 215-230 However, there were tenants in the house without a lease agreement with the current landlord.

My (non lawyer) read of the SC rules paints a much different picture in those jurisdictions than what you discuss in TX - where it sounds like you own effectively nothing but a tax note until the close of the redemption period - you can't take possession and rent the property, real estate taxes during the period are still the responsibility of the original owner, etc.The below is from the County of Charleston SC's website regarding the tax sale and how they work in that particular jurisdiction - certainly not the authoritative source of their state statutes, but for posting on a forum, I'll take it for now.
