best way to figure it out is go to your state real estate commission website.. all of them will have it delineated out what constitutes the necessity of a real estate license.where the wholesale community hangs its hat is in the selling of a contract. 

@Kevin NoesnerPeople who own real assets are just going to get wealthier and we are going to see the 1% grow, and the rest will have problems buying necessities because their paychecks are growing a measly 2%.Try to lock in rates, and continue to buy RIGHT.  

Keep in mind I'm not pursuing this full-time, (at least for the near future) so I'm curious about the time commitment and the necessity to actually get my own license versus just using my own agent.

Technology has really reduced the necessity for local tax assistance. 

Easements by necessity or prescription readily apply here, but would be a more abrasive than necessary approach.Thanks

BP, for many reasons, are used to investors who have the money to not have to deal with this subclass out of necessity like some investors do to get their start.

I'm not too interested in buying and living in a multi unit place with my wife and 2 kids based on this local market and the necessity of being in close proximity to my daughters school.

One size does not fit all.The Challenge:The biggest issue folks are having is lack of realization the the single greatest circumstance impacting the necessity for this tool or that has nothing to do with a particular transaction.

Pay for the work yourself.Tenants are not going to be price sensitive when it's at your expense, and will exceed that $300 for work they determine an immediate necessity, which will be everything.  

Also, I haven't thought about how I would purchase my in-home necessities such as tubs, toilets, countertops, flooring, and so on.
